Why are this properties available?

Due to the recent world economic crisis, property all over the globe has been affected one way or the other. In most cases this is a negative effect.

Spain, along with a whole host of other European countries, has seen the value of its property slip. In some cases this has been both dramatic and traumatic, but as with all dark clouds there is often a 'silver lining' and opportunities for those fortunate enough be able to take advantage of this silver lining.

It is more or less agreed by institutions and experts alike that property prices in Spain have hit rock bottom.

As we all know, this recession, crisis, depression call it what you want, is unprecedented in our lifetime and not since the Great Depression in the early 20th Century has the world been so financially bashed.

The rule book was effectively torn up and thrown away in 2008/2009.

The good news is that as property prices in Spain have hit rock bottom, the only way they can now go is up.

OK - we all live in the real world and the chances of Spanish property prices rising in the short-term is unlikely, isn't it? Not according to a report published by Facilisimo.com, Spain's number one property portal. It states that prices in Murcia rose by 0.24% in January 2010.

This could be a 'blip' and I think it probably is. The short- to medium-term prediction for property in Murcia and Costa de la Luz (the two areas Mercers covers) is I think pretty static. Any growth will be fuelled by demand.

We know from our enquiries that demand is increasing - they jumped up by almost 50% in the first few months of 2010. Both our own figures and those of the major overseas property portals show that Spain is still number one for the British buyer.


What Type of property is available

At Mercers we specialise in low to medium cost properties. We have always been the 'Tesco's or Walmart' of property agents. We believe in giving our buyers the best possible value, which means the highest quality at the lowest prices.

Currently Mercers have two bedroom bungalows on an established 18 hole golf course complete with 4* luxury hotel and Spa from as little as €55,000 - we recently sold one for €26,000. OK, it needed a lot of work but if it is 'on our patch' we will find it.

As a rough guide, expect to pay around €80,000 for a detached two bedroom villa or for something really luxurious how about a furnished, three bedroom, three bathroom detached villa with swimming pool and private garden from as little as €165,000!! (That is around an incredible £150,000*)

We have very good working relationships with a number of local banks. They have properties that have been repossessed or foreclosed on. They are offering these exclusively through Mercers. Therefore these are not on the open market.


What sort of Discounts can I expect
Anything up to 50% off. We are selling properties today at prices not seen since the early 2000's


Are Mortgages available

Yes, we can arrange funding through the same banks for up to 100%. However if you budget for closer to 80% LTV then you should not be disappointed.


How soon can I buy

As quickly as you want. The average completion time is four - six weeks. Just imagine sitting on your own sun terrace watching the Spanish sunset in less than two months!! It certainly beats sitting indoors in the UK with the central heating on!


Is this a good investment

We believe so. If you have read this article and looked in general at Spanish property and what is on offer, we do not think you will find comparable properties at a better price.

Don't be confused by inland rustic properties in the middle of nowhere with no running water or power. Our properties are all built and established, normally furnished and more importantly situated in desirable locations. And, as we all know, whether looking for investment or personal use the old maxim 'location, location, location' has never been more appropriate.
